Planning to Buy Property in Dubai? These Five Costs Could Stretch Your Budget

Buying your first home in Dubai is a major milestone. While most buyers focus on the property’s listed price, experienced homeowners know that the final cost goes well beyond what appears on the sales agreement.

Industry professionals in Dubai say planning ahead for additional charges is essential to avoid financial surprises and ensure a smooth transaction. From upfront deposits to recurring ownership costs, here are the key expenses buyers should factor into their budget before completing a property purchase.

Security deposit to secure the deal To reserve a property, buyers are typically required to submit an initial deposit equal to 10 per cent of the agreed purchase price. This amount is held by the brokerage firm handling the transaction and acts as a financial commitment from the buyer.

The deposit is not an extra payment but a temporary safeguard. Once the ownership transfer is successfully completed, the amount is returned to the buyer in line with the terms set out in the sales agreement. If contractual obligations are not met, conditions may apply.

Dubai Land Department charges Government registration costs form a significant part of the buying process. Buyers should plan for a transfer fee equivalent to four per cent of the property value, along with a small administrative charge. The exact administrative amount depends on whether the property is completed or still under development.

Additional registration fees also apply based on the value and status of the property. These are fixed charges and are payable during the ownership transfer process.

For buyers using financing, there is also a mortgage registration charge, calculated as a percentage of the loan value, plus a modest processing fee.

Bank and financing-related costs Purchasing with a mortgage introduces several additional expenses. Buyers must meet minimum down payment requirements, which vary depending on property value and residency status. Higher-value properties generally require a larger upfront contribution.

Beyond the down payment, banks usually apply a mortgage arrangement fee, calculated as a percentage of the loan amount, as well as a valuation fee to assess the property before approval. These costs are paid directly to the lending institution and are separate from government charges.

Real estate agency commission Most property transactions in Dubai involve a licensed broker. Buyers are typically responsible for paying an agency commission, usually calculated as a percentage of the purchase price, plus tax.

This fee covers services such as market guidance, negotiation support, coordination with sellers and banks, and assistance throughout the transfer process. While it adds to upfront costs, many buyers rely on agents to navigate pricing and documentation more confidently.

Ongoing service charges After ownership is transferred, property owners must budget for annual service charges. These recurring fees cover the maintenance and management of shared facilities and common areas within a building or community.

Service charges may include cleaning, security, landscaping, repairs, waste management, administration, and utility-related services. The cost varies widely depending on property type, location, and the level of amenities provided.

In Dubai, service charges are generally calculated per square foot. Rates can range from relatively modest amounts to significantly higher figures in premium developments. Official charge benchmarks are available to help buyers estimate annual costs before committing to a purchase.

Expert advice before you buy Property professionals consistently recommend financial preparation before signing a sales agreement. Buyers using financing are advised to seek loan pre-approval early, allowing them to understand their true purchasing capacity and timeline.

Working with experienced advisors and community specialists can also help buyers evaluate realistic transaction prices, compare service charge levels, and avoid underestimating ownership costs.

For many buyers, the key takeaway is simple: the purchase price is only part of the equation. Factoring in these additional expenses early can make the difference between a comfortable investment and unexpected financial strain.
